Standing beside the golden sands of Dymchurch since 1806, this extraordinary Napoleonic tower was built as part of Britain’s coastal defences against the threat of invasion by Napoleon Bonaparte. Tower 25 and neighbouring Tower 24 were positioned to protect the Marshland Sluice, an essential part of Romney Marsh’s historic drainage system.
After later serving as a café and then standing empty for many years, the tower has undergone a painstaking, lengthy restoration. Today, its immense curved walls and original brickwork enclose a spectacular four-storey holiday home, where more than 200 years of history meet contemporary coastal luxury.
At the heart of the property, a breathtaking spiral staircase with a sweeping glass balustrade rises through the centre of the tower. As you climb, each level reveals another chapter: a cinema lounge, four luxurious bedroom suites and at the very top, a panoramic living space overlooking Dymchurch’s vast sandy beach.
Sleeping up to ten guests, Martello 25 offers four king bedrooms, each with its own en-suite shower room, plus a double sofa bed in the ground-floor snug. A fifth shower room is perfectly positioned for rinsing off sandy feet after a day beside the sea.
The top floor is the showpiece. Wrapped in windows, its bespoke curved kitchen, dining area and generous lounge allow the coastline to remain part of every moment. Step onto the private balcony, light the built-in Michelin recommended barbecue and enjoy dinner or drinks against an ever-changing backdrop of sea and sky.
Historic openings have become atmospheric window seats, original brickwork curves around beautifully styled rooms and an original staircase built within the thickness of the tower wall remains accessible for more adventurous guests to explore.

Enter Martello 25 on the ground floor, where the tower’s magnificent exposed brickwork immediately reveals the scale and character of the building.
Here, the large snug and cinema lounge offers a relaxed retreat with deep sofas, a television and table football. It is perfect for family film nights, or giving younger guests their own space. A double sofa bed allows the room to sleep two additional guests, taking the tower’s total capacity to ten.
Also on the ground floor is a useful utility room and a contemporary shower room. Its position makes it ideal after a day on Dymchurch beach—come straight inside, wash away the sand and salt, and leave beachwear ready for another day. Beach toys are provided for younger visitors.
The spectacular central spiral staircase carries you upwards, bordered by a curved glass balustrade that allows light to flow between the tower’s four levels.
The first floor contains two beautifully styled king bedrooms, each with its own private en-suite shower room. Original curved brick walls, warm timber, softly layered lighting and coastal details create restful spaces that feel luxurious without disguising the building’s history and these two rooms also feature dedicated desks for quiet reading or working.
Continue to the second floor to find two further king bedrooms, again both with private en-suite shower rooms. Deeply recessed former defensive openings have been transformed into atmospheric window seats.
Alongside the contemporary central staircase, the tower’s original staircase remains built into the thickness of the historic outer wall. It is still usable and offers adventurous guests a fascinating glimpse of how the building would once have been navigated.
At the top, Martello 25 opens into its extraordinary circular living space. A bespoke curved kitchen sits beneath panoramic windows, alongside a generous dining table and a large lounge designed for gathering together.
Glass doors open onto the private elevated balcony, where outdoor seating and a substantial built-in barbecue await. The barbecue it's self is something to behold! Renownd for its qualities, and used by Micheli Starred chefs, you can go wrong with this beast!. Cook dinner overlooking the beach, pour a glass of something chilled and watch the tide move across Dymchurch’s wide sandy shoreline—the perfect finale to a climb through more than two centuries of history.

Martello 25 occupies an extraordinary position beside Dymchurch’s wide sandy beach, giving guests a front-row seat to one of Kent’s most impressive coastal landscapes.
At low tide, the sea retreats to reveal an enormous expanse of sand—perfect for paddling, sandcastle building and long shoreline walks. Start the morning watching the light change across the water, spend the afternoon barefoot on the beach, then return to the tower for drinks and dinner overlooking the coast.
Dymchurch combines the nostalgia of a traditional seaside village with the atmospheric landscapes of Romney Marsh. The village centre offers cafés, shops, traditional seaside amusements and family attractions, all within easy reach of the Tower.
One of the area’s best-loved experiences is the Romney, Hythe & Dymchurch Railway. Its miniature steam and diesel trains travel through the Kent countryside between Hythe and Dungeness, creating a memorable day out for children and adults alike. Stop in New Romney to visit the railway museum and model railway exhibition, continue to Hythe for independent shops and walks beside the Royal Military Canal, or ride all the way to the remarkable landscape of Dungeness.
Dungeness feels unlike anywhere else in Britain, with its vast shingle headland, nature reserve, lighthouses and distinctive collection of fishermen’s cottages. Wildlife lovers can explore the wider Romney Marsh landscape, while those seeking another memorable family day out will find Port Lympne Reserve within easy reach.
Closer to home, discover Dymchurch’s neighbouring Martello Tower No. 24, restored to show how these coastal defences would have appeared when occupied by soldiers in the early 1800s. Or if you fancy a traditional day by the seaside, Dymchurch caters for our younger guests with amusements, a small theme park and of course, no seaside town woudl be complete without proper British fish 'n' chips!
